What actually drives the cost of replacing a home's windows

Almost nobody asks for a window quote twice in their life, so having no reference for what it should cost is normal. What can be explained clearly is what moves the number, so you can read a quote and understand why two proposals for the same project sit thirty per cent apart.

We do not publish list prices because every opening is different. But these are the seven factors, roughly ordered by how much they weigh.

1. The span, not the number of windows

A four-metre picture window does not cost the same as four one-metre windows, even though the area matches. Large spans demand a heavier profile section, higher-capacity hardware and thicker glass. The cost curve per square metre rises, it does not stay flat.

If you have design flexibility, splitting a very large opening into two modules usually lowers the cost noticeably without changing much visually.

2. The glass

It can be twenty-five to forty per cent of the line item. Plain 6 mm glass, tempered, insulated, or insulated with solar control and a laminated leaf are widely separated price steps.

It is also where most comfort is won or lost. It is worth understanding the difference between tempered, laminated and insulated before deciding on price alone.

3. The opening type

Roughly from lowest to highest cost:

1. Fixed
2. Sliding
3. Projecting
4. Casement
5. Tilt and turn
6. Lift and slide

The difference is not in the profile but in the hardware and the sealing. A fixed pane has nothing to seal dynamically; a tilt-and-turn carries a multipoint mechanism that compresses the gasket around the whole perimeter.

Advice we give often: not every window in the house needs to open. Leaving the panes that will never be operated as fixed frees budget to improve the glass in the ones that will.

4. The material and the line

Conventional aluminium, thermally broken aluminium and multi-chamber vinyl are three different price levels, and within each there are lines of differing profile depth. An 82 mm system costs more than a 70 mm one because it carries more material and more chambers.

5. The finish

Natural anodised aluminium is the baseline. Colour anodising, RAL powder coating or a wood-effect finish raise the cost, and often the lead time too, because the profile goes out for processing.

In vinyl, white is standard and any laminate — wood effect, anthracite grey, black — is an extra that also lengthens delivery.

6. Installation and the state of the opening

Replacing in an existing building costs more than installing in new construction, and the reason is simple: the old unit has to come out, the reveal has to be made good, and the new frame has to fit an opening that is rarely square.

What adds the most:

• Openings out of square or out of plumb, which force piece-by-piece adjustment
• Work at height or with difficult access
• Protecting interior finishes that are already complete
• Removing and disposing of the old material

7. The hardware

European multipoint hardware costs several times what a simple handle does, and it is the part that gets used every day. It is one of the places where saving shows up quickly: a window with a good profile and poor hardware feels cheap the moment you open it.

How to ask for comparable quotes

If you are going to request two or three quotes, give everyone exactly the same information so the numbers are comparable:

• Dimensions of each opening, width by height
• Orientation of each elevation
• Desired opening type per unit
• Whether it is new construction or a replacement
• Which floor each opening is on
• Photos of the current opening, if it is a replacement
